Location:

The Wildcat Ranch is located in Wilbarger County just north of Vernon, Texas on County Road 114 West, between US Highway 283 and US Highway 287.

Terrain:

This well improved, combination hunting and cattle property is an excellent setup for the outdoorsman, with great hunting, as well as a stocker cattle, or cow-calf operation. The ranch is perimeter fenced and cross-fenced, with separate pastures for rotational grazing. Five ponds, stocked with fish, are located on each edge of the B-Dahl grass field or fenced off so that grazing is allowed while resting the main middle pasture. With the fenced off improved grass field, a rancher can run rotate cattle in different seasons for better managed grazing. The native pasture are prime hunting for whitetail deer, Rio Grande turkey, quail, dove, and ducks on the ponds. A tributary of Wildcat Creek runs approximately one mile north to south through the middle of the ranch, and forms many small pockets of water and lots of low land. In normal years of rainfall, these hold water year round and add to the number of watering sources for wildlife and cattle. The mesquite pasture offers a variety of heavy thickets with lots of native grasses that flourish in the lower parts, and a few areas that are more open. Throughout the native pasture area there are scattered hackberry trees and various other small hardwoods. Years ago, several acres of older improved grasses were planted in this area. Even with the regrowth of mesquite in this area the improved grasses are still very noticeable and provide excellent grazing.

Improvements:

Electricity is located on the south end of the ranch, five year-round ponds that are stocked with fish, one additional pond that is seasonal, county road frontage on the south side, perimeter steel fences and gates in excellent condition, crossed fenced, and traps. A very nice set of steel cattle corrals with load out chute and multiple sorting pens. There are approximately 120 acres in excellent farmland that have recently been planted to B-Dahl Bluestem, and the balance in native pasture, creek bottoms, and other grasses.

Wildlife:

Whitetail deer, Rio Grande turkey, quail, dove, wild hogs, and fishing in the ponds.
