texas ranches for sale

Size:

250 acres – Eastern Bottoms Place

Location:

Located in northern Hardeman County on Highway 6 a few miles north of Quanah, Texas and just a mile or so south of the Red River.

Terrain:

The Bottoms Place is comprised of broad rolling hills covered in native grasses, wild plum, sage, yucca, scattered mesquite, blue brush, and shinnery. The flat, cultivated areas are lined with dense brush. There are several other mixtures of trees scattered across the tract, including scrub oak, mature hackberry, locust, and larger mesquite. Although most of the property is rolling open grassland with scattered brush, there are some areas that are more dense and wooded than others. The flatter areas of the tract were converted to cultivation many years ago and some of this acreage has been farmed in recent years. The cultivation acreage would be excellent for sprigging coastal grass or other good grazing grasses for livestock. Some of the acreage could be easily planted for a food plot to attract game from the nearby Red River Valley, which is loaded with game. The old shelter belts that line the land act as game highways and are perfect for adding to the privacy for wildlife. Whitetail deer are commonly found on the property and the area is known to produce trophies! An estimated 20-25 deer have been seen in the wooded and open areas while driving through the property. Large flocks of turkey are also found on the property and they roost in the larger trees throughout the shelter belts. The tract is home to several large coveys of quail and because of the terrain, short brush, and plenty of “edge” this property is the perfect location for any recreational hunter!
