Location:

Buffalo Creek Ranch is located in North Central Texas approximately 150 miles northwest of Fort Worth, 20-25 minutes west of Wichita Falls, and just south of Electra, Texas. The ranch has access from a variety of points including US Highway 287, State Highway 25, FM 367, and numerous other farm-to-market and county roads.

Terrain:

The Buffalo Creek Ranch is an extraordinary opportunity to own one of the best North Texas combination hunting and cattle ranch operations in Texas and was once a part of the historic Burnett Ranch Empire. The ranch is fairly diverse, with many acres of flat mesquite and grass country as well as more rolling areas that have a little rough terrain. The gentle slopes across most of the ranch allow for good pond and lake areas, with large areas of runoff water that in many areas is filtered well from native prairie grasses keeping silting to a minimum.  Although listed as a whole ranch, divisions of the property will be carefully considered. Five main creek channels cross through the ranch tracts. These include Buffalo Creek, Wolf Creek, Horse Creek, Turkey Creek, and Whisky Creek. These creek channels are wildlife highways and also provide water for livestock in addition to the many ponds scattered across the land. Along some of the creek bottom areas, there are very large hardwood thickets that are excellent for turkey roosts, bow hunting opportunities, and great shade for livestock. The ranch has been meticulously managed for many years and never over-grazed. Wildlife has always been a priority in management and the cattle grazing has been used as a management tool in keeping prime game habitat and populations. Although the entire ranch offers outstanding North Texas hunting of all types, much of the acreage for years was managed for prime quail habitat with spraying and brush work being utilized. These same large areas are also home to very strong grass pastures and the same efforts resulted in much higher livestock grazing ratios. Throughout the creek bottoms and especially the rougher areas of the ranch, most of the brush has been left alone and provides great cover for whitetail deer and turkey. This immediate area is known for producing 130-170 inch Whitetail deer with correct management and feeding programs. With current brush management and a rotational grazing program, the Buffalo Creek Ranch is running 1/15 animal units pair or approximately 1,080 cows. This number could be raised or lowered according to management of the wildlife, livestock feeding programs, and rainfall. The Electra and Iowa Park, Texas historic rainfall is approximately 27-29 inches annually.

Improvements:

Large steel cattle working pens with load out facility, electricity, paved access from multiple highways, excellent perimeter and cross-fences with steel pipe bracing and steel gates. Dozens of ponds are scattered all across the ranch with many being recently expanded and cleaned out. Excellent interior road system.
