Property Information

Location:

QB Game Ranch is located near Knox City and Guthrie Texas, just South of Highway 222 in King and Stonewall Counties, approximately three hours northwest of DFW Metroplex.

Terrain:

The QB Game Ranch has so many exceptional qualities to offer including wonderful views, endless canyons, massive elevation changes, tons of wildlife, a beautiful lake, nice improvements, and many types of hunting and recreational opportunities. The  ranch is comprised of various terrain from dense mesquite flats, rolling hills, mesa hilltops, countless large, rugged canyons lined with cedar and shin oak ridges. These hills are large sloped areas providing large amounts off runoff water to the creek channels and valleys below, which are ideal for lake sites or pond areas. One of the main focal points of the ranch is the beautiful 300 acre lake that is fed by runoff from several of these canyons. Pen Branch Creek and Croton Creek on the west side border feeds into the lake. This is not only an outstanding fishing lake, but a huge draw for the wildlife on the ranch. Waterfowl are abundant on the main lake and all of the ponds on the ranch, especially in the winter months. The lake will often have hundreds or thousands of ducks and geese depending on the season and the current flyway situation. The lake is currently stocked with Florida largemouth bass, crappie, and perch. This area of North Texas is known for trophy whitetail deer, bobwhite quail, and turkey. QB Ranch’s size, water, and feeding program, including approximately 400 hundred quail feeders, 10 food plots consisting of about 150 acres, and multiple blind and feeder setups, make QB Ranch a prime area for wildlife to thrive. In addition to the low fence and free choice acreage of the ranch, the QB also has a large high-fenced area of approximately 3,800 acres. This gives the owner the ability to have the best of both worlds of hunting and allows raising and hunting of exotic animals in addition to the natural wildlife. The QB area had a large pasture fire in 2008 which burned much of the ranch. The fire was beneficial to the ranch in that it burned off a lot of the thick brush and cedars allowing more grass seeds and new growth to flourish providing better habitat and food sources to support the varied wildlife.

Improvements:

Accommodations on the QB Ranch include an Austin stone rocked modular home, with multiple bedrooms and bathrooms, large open living and kitchen area, with an inviting view of the QB Ranch’s hills and canyons. A separate guest house with queen size bed, living area, and bathroom offer plenty of room to entertain a large group.

  • 3,800 acres of high fenced
  • 9,000 acres of barbwire fencing
  • Deer breeding barn built about 2006. There are several large enclosures for does and babies.
  • Deer skinning barn with rack and large cooler.
  • Nice dog kennels located about ¼ mile from the main lodge.
  • Around a dozen ponds varying in size and depth.
  • About 40 miles of all-weather heavily rocked roads.
  • Multiple cement watering troughs.

Historical Note:  The QB Ranch was once a part of the historic 6666 Ranch, and has much history behind it.

Remarks:

QB Ranch would make an outstanding wind farm project with an already permitted approval from King County! There is already a recording MET tower onsite and the agent and owner can provide current details and information from that tower. There are income possibilities and current income from surface lease agreements and other pipeline agreements as well. (call agents for details.) The ranch has a very large onsite working rock quarry (caliche pit) that provides a great source of income from the sale of rock, sand, and chat to local oil companies, wind farms, or other construction projects. (call agent for more details.)
