This ranch consists of a variety of terrain from grass flats
to steep elevation changes of 150+ feet. The upper grass
flat overlooks the entire rugged bottom country and would
make an excellent site for a hunting lodge, campsite, or
viewing the wildlife in the areas below. There is a lower
grass flat lining a creek that would be perfect for a food
plot and draw wildlife from surrounding areas. The ranch is
adjoined on two sides by the 550,000 acre historic W.T.
Waggoner Ranch. The many breaks and ravines on the ranch are
primarily covered with cedar, scattered mesquite areas,
hackberry, and other brush. There are numerous live springs
that flow out of the huge cliff sides and merge together to
form streams that wind throughout the bottomland. The clear
fork of the Wichita River is less than half a mile from the
north boundary which keeps large numbers of wildlife in the
area. |

One very nice pond that is stocked with fish. Electricity is
available on the South side of the property. Good Well
Water. The roads throughout the ranch have recently been
built to easily access property and culverts have been
installed in low areas. County Road all weather access to
the southeast corner and on the West side of the ranch. |
