Location: Located in Baylor County at the end of a county road North of Seymour, Texas.
Terrain: If you are looking for a great recreational ranch with lots of character, plenty of water and wildlife, this is a must see.  In North Texas it is extremely tough to find good established lakes on ranches and this one is ready to be enjoyed! The lake is stocked with a variety of fish including Bass, Catfish, Crappie, and Perch. The lake, now privately owned by the landowner, was built many years by the government for flood control and was permitted to irrigate 160 acres.  In dry times, this is a huge advantage for food plots that could be well watered regardless of seasons or natural precipitation.  The lake’s huge dam has a concrete overflow drop pipe to ensure minimal erosion in rainy seasons. A couple of the larger ponds are spring fed and hold good water year round regardless of dry weather.  The ranch is adjoined for several miles on two sides by the 550,000 acre historic W.T. Waggoner Ranch. The Wichita River is approximately 1/2 half a mile from the North boundary which also attracts large numbers of wildlife in the area.
