Location:

In northern Runnels County, 30 minutes south of Abilene, Texas near the junction of Taylor, Coleman and Runnels County. The ranch is an easy 2.5 hour drive west of Fort Worth down I20.

Terrain:

There is a 15 acre lake along with multiple smaller ponds and stock tanks. The ranch is well watered and is served by both the Coleman County Water District and the Lake O.H. Ivie to Abilene 30” waterline travels along the county road inside of the property. There are two water taps and meters on this raw water line and the ranch has multiple in-ground and above ground wildlife watering stations.The raw water availability is a great asset for future property owners.

Improvements:

The 1,668 acre ranch has 2 homes. The first home was built in 1999 with 2 bedrooms, 1 bath, kitchen, and den. This currently is being used for the on-site ranch hands but can also be used as a hunter’s cabin. The main, owner's house, was built in 2001 and is an Austin Stone 4 bedroom, 3 bath, with open living area, media room, game room with pool table and shuffle board and an open kitchen with a large back patio overlooking the lake and one of the most beautiful views in the state. There is an attached covered two car carport and detached two bay garage/atv storage.

Wildlife:

The entire ranch is surrounded by an 8’ high game fence and is well stocked with whitetail deer which have been introduced from two different scientific breeding operations. The Mountain is also lightly stocked with exotics which include sika deer, fallow, blackbuck, and a few rams. There is a healthy aoudad population which take advantage of the rocky and mountainous terrain.


Bird and waterfowl hunting are also good on The Mountain. The large lake provides for waterfowl hunting in the winter months and offers excellent dove hunting in early fall. This year, bobwhite quail are prolific on the ranch.

The seller will convey 50% of the owned wind rights at closing as well as 100% of the executory leasing rights.
